Job overview
The Senior Estates Team Leader will take responsibility for the overall supervision and allocation of tasks to the Estates Maintenance trade staff who undertake work on a wide range of building, engineering plant and equipment across the hospital site.Ìý
Ìý
This post is key to supporting the management of the Estates service by leading in the provision of an efficient and effective level of service within the Trust while guiding, motivating and managing the in-house works team to achieve goals and targets set by the Estates Manager. The post holder will ideally have a mechanical background.

The post will be integral in the recruitment and development of new staff across all trades within the Estates Department.
Main duties of the job
To undertake and or provide technical expertise on complex fault diagnosis on Engineering services and fault rectification, maintenance, and capital works across the Trust. In addition, the post holder will be required to design, plan and manage minor improvement works as directed by the Estates Officers to be either undertaken by the Trusts in house Estates Team or by external contractors.

The increasing complex PPM mandatory and statutory tasks, PLACE and CQC inspections, require sound, robust and flexible management to monitor progress and ensure efficient allocation of tasks through to completion.

The post holder will be responsible on a daily basis to the Estates Operations Manager. The post holder is to have an all-round understanding of all maintenance trades within an acute hospital environment with a specific emphasis on mechanical matters.
Ìý
The post holder is required to undertake Authorised Persons (AP) duties on various specialist engineering services in an acute hospital as required and delegated to do so by the Trusts Responsible Person (Estates Manager).

The duties of the post holder will cover all properties associated to the West Suffolk NHS FT.

1Communication and Team Working:
·ÌýÌýÌýÌýÌýÌýÌýÌý Supervise directly Trades at all establishments maintained by the Trust, including monitoring, timekeeping and discipline.
·ÌýÌýÌýÌýÌýÌýÌýÌý At all times to carry communication devices (mobile phone and two-way radio) to facilitate immediate response to emergencies.
·ÌýÌýÌýÌýÌýÌýÌýÌý To liaise directly with clients and to prioritise the activities of staff undertaking complex repair works and general maintenance activities under maintenance and/ or direct contract.To be a pro-active member of the team, leading from the front and setting a positive example

Person specification
Education & Qualification
Essential criteria
- Recognised trade apprenticeship in electrical and/or mechanical discipline.
- Minimum HNC in building services / engineering services and or equivalent years of experience at a technical level in a maintenance environment.
- City & Guilds Level 3 Electrical and or Mechanical services.
- 1st Line Management qualification or working towards qualification (or equivalent).
Desirable criteria
- Degree level in mechanical or electrical engineering
- A recognised training qualification in Plumbing services
- Current Edition of the IET Wiring regulations (BS 7671:2008.
- AP status in disciplines preferably within in acute hospital service as required.
- Management and Leadership Qualification.
Knowledge & Experience
Essential criteria
- Experience in the day-to-day management of staff.
- Previous mechanical/electrical engineering experience
- Previous experience of working in an engineering and/or building maintenance role.
- Evidence of a maintenance background with skills to carry out minor mechanical/electrical repairs
- Ability to understand and interpret engineering drawings.
Desirable criteria
- Experience of working in an Acute Hospital environment.
- To have knowledge of; Low Pressure Hot Water Systems ; HTM-02-01 – Medical Gases; HTM-01– Decontamination Services & Washer Disinfectors; HTM-06 – Electrical Systems
- Steam Plant & Associate equipment
- HTM-03 Heating & Ventilation Systems in a Healthcare Service
- Experience of being a nominated AP and or CP in hospital engineering disciplines.
- Customer Care Training

- IT competent in particular with Microsoft Office Word and Excel
